Encompass Development Ltd is a property development and management company operating in Ghana. Our current flagship development, Astra Heights, is located in Afienya, Greater Accra Region. We offer residential apartment rentals and related property services.
Our services include, but are not limited to:
- Providing information about available residential units
- Facilitating property viewings and enquiries
- Processing tenancy applications
- Managing ongoing tenancy relationships
3. Website Use
3.1 Permitted Use
You may use our website for lawful purposes only. You agree not to use it in any way that violates applicable Ghanaian or international laws, or that could damage, disable, or impair the website or interfere with other users' access.
3.2 Accuracy of Information

4. Enquiries & Viewings
Submitting an enquiry or scheduling a viewing through our website does not constitute a binding agreement or reservation of a property. All enquiries are handled on a first-come, first-served basis, and properties remain available until a formal tenancy agreement is signed and the required deposits are received.
5. Tenancy Terms
5.1 Application Process
Prospective tenants must complete our application process, which may include providing identification, proof of income or employment, and references. Encompass Development reserves the right to decline any application at its sole discretion.
5.2 Lease Agreements
All tenancies at Astra Heights are governed by a separate written tenancy agreement signed between the tenant and Encompass Development Ltd. In the event of any conflict between these Terms of Service and a signed tenancy agreement, the tenancy agreement shall prevail with respect to the tenancy relationship.
5.3 Deposits & Payments
Advance rent and security deposits are required as stipulated in the tenancy agreement. All payments must be made via agreed channels. Encompass Development will issue receipts for all payments received.
5.4 Utilities & Services
Units at Astra Heights are fitted with individual pre-paid ECG meters, dedicated Polytank water storage, and solar-powered communal security systems. Tenants are responsible for managing their own utility credits and consumption. Service terms may be updated from time to time with reasonable notice.
6. Tenant Responsibilities
All tenants are expected to:
- Maintain the property in good condition and report damage promptly
- Comply with all community rules and regulations established by Encompass Development
- Respect the rights and quiet enjoyment of neighbouring tenants
- Not sublet, assign, or transfer any interest in the property without prior written consent
- Allow Encompass Development reasonable access for inspections, maintenance, and repairs upon appropriate notice
- Pay rent and other charges on time as specified in the tenancy agreement
7. Our Responsibilities
Encompass Development commits to:
- Maintaining the property and common areas in a safe and habitable condition
- Responding to maintenance requests in a reasonable timeframe
- Providing 24/7 security as described in our marketing materials
- Giving adequate notice before entering a tenant's unit, except in emergencies
- Handling all personal information in accordance with our Privacy Policy
8. Limitation of Liability
To the fullest extent permitted by Ghanaian law, Encompass Development shall not be liable for any indirect, incidental, or consequential damages arising from your use of our website or services, including loss of data, loss of profits, or interruption of business.
Our total liability for any claim arising in connection with these Terms shall not exceed the total rent paid by you in the three months preceding the claim.
9. Termination of Tenancy
Either party may terminate a tenancy in accordance with the terms set out in the signed tenancy agreement and applicable Ghanaian tenancy law. Encompass Development reserves the right to terminate a tenancy for material breach of the tenancy agreement or these Terms, including non-payment of rent or damage to property.
10. Governing Law & Disputes
These Terms of Service are governed by the laws of the Republic of Ghana. Any disputes arising from these terms or your use of our services shall first be attempted to be resolved through good-faith negotiation. If unresolved, disputes shall be subject to the jurisdiction of the courts of Ghana.
11. Changes to These Terms
We may revise these Terms of Service from time to time. We will post the updated terms on our website with a revised “last updated” date. Continued use of our website or services after any changes constitutes your acceptance of the revised terms.
